Local facts
What's different about Rush
Rush has more older houses and more oil heating than Swords: 14% of its homes were built before 1971 and 24% heat with oil, against 8.2% and 11% in Swords (CSO Census 2022, our comparison). It's also building fast. What we checked:
- Rush had 10,875 people and 3,479 households at the 2022 census. 94% of households live in a house or bungalow and 5.9% in a flat or apartment (CSO Census 2022, small area statistics).
- 62% of its homes were built in 1991 or later and 14% before 1971; 2.4% date from before 1919 (CSO Census 2022, small area statistics).
- 64% of homes heat with natural gas, 24% with oil and 8.8% with electricity (CSO Census 2022, small area statistics).
- Its water comes through Uisce Éireann's Fingal Zone 1 supply zone, which tests at a median 198 mg/l of calcium carbonate, moderately hard on Meath County Council's scale (Uisce Éireann hardness results, 2022–2025, scale).
- Inside the CSO's settlement boundary for Rush, 530 new homes were completed from 2021 to 2025 (CSO new dwelling completions by settlement (NDA06)). The boundary was drawn after the 2016 census, so estates built on the edge since then may fall outside it.
- Inside the same boundary, 435 new homes were completed from 2023 to 2025, more than the 321 in the eleven years from 2012 to 2022 (CSO NDA06).
- Rush is about 11 km north-east of Swords in a straight line: our sum from the coordinates Wikipedia gives for both towns (Wikipedia: Rush).
- The 2022 census counts 465 Rush homes built before 1971. Uisce Éireann says builders and plumbers often used lead up to and including the 1970s, so a house that age with its original plumbing may still have lead pipes or fittings (Uisce Éireann: lead in drinking water).
- Its water depends on the north County Dublin main from Ballycoolin Reservoir to Swords. In 2023 Uisce Éireann said the 1960s concrete pipe was running beyond capacity, with low pressure at peak times, and Rush was on the outage list on 26 February 2023 while a new pipeline was connected alongside it (Fingal County Council, 14 Feb 2023).
In a house built before 1971, ask the plumber what the supply pipe is made of before any work on a leak. Uisce Éireann's lead page shows how to check it yourself: find the pipe where it comes into the house and follow it to the kitchen tap (Uisce Éireann).

FAQ
Rush questions
How much does a plumber cost in Rush?
On Dublin plumbers' own rate cards, a weekday hour costs €95–€148 incl. VAT, median €117. Two of the five rate cards we found charge no call-out fee, and the other three charge €95–€159 with VAT. All 137 prices, with sources.
How soon can a plumber come out in Rush?
We can't promise a time. We pass your request to one local plumber who covers Rush, and the plumber rings you to talk it through and say when they can come. If it can't wait, pick Today in the form. If water is leaking, turn it off at the stopcock, usually under the kitchen sink.
Do you cover all of Rush?
Yes, the whole town. Rush Eircodes start with K56 (Eircode list), not Swords' K67. Put Rush and your road or Eircode in the form and we pass it to one plumber who covers it. You can send a job from Lusk and Skerries too.
The water came back but the hot tap won't run. What now?
Check for an airlock. Uisce Éireann's advice is to try its airlock steps, and if three goes don't clear it, to get a registered plumber (Uisce Éireann). Run the cold kitchen tap first: if it runs, the mains is back. Then pick "No hot water or heating" in the form.
My heating is oil. Is that a plumber's job?
Yes, for the pipework: radiators, valves, pumps and leaks. 24% of Rush homes heated with oil on the 2022 census, twice the share in Swords. Say it's oil when you send the job, so whoever rings knows what to bring.
