Local facts
What's different about Kinsealy
The CSO counts Kinsealy village as its own small built-up area, spelt Kinsaley, with 906 people in 2022. That isn't the CSO's Kinsealy-Drinan, an urban area outside Swords that Fingal's development plan treats as part of Swords (Wikipedia). The village is mostly new: 45% of its homes were built in 2016 or later, and 38% heat with electricity, against 9.1% in Swords (CSO Census 2022, our comparison). What we checked:
- Kinsealy had 906 people and 293 households at the 2022 census. 88% of households live in a house or bungalow and 12% in a flat or apartment (CSO Census 2022, small area statistics).
- 86% of its homes were built in 1991 or later and 9.6% before 1971; 5.7% date from before 1919 (CSO Census 2022, small area statistics).
- 42% of homes heat with natural gas, 14% with oil and 38% with electricity (CSO Census 2022, small area statistics).
- Its water comes through Uisce Éireann's Fingal Zone 1 supply zone, which tests at a median 198 mg/l of calcium carbonate, moderately hard on Meath County Council's scale (Uisce Éireann hardness results, 2022–2025, scale).
- Inside the CSO's settlement boundary for Kinsealy, 27 new homes were completed from 2021 to 2025 (CSO new dwelling completions by settlement (NDA06)). The boundary was drawn after the 2016 census, so estates built on the edge since then may fall outside it.
- It's on the Malahide Road, in the green belt between Balgriffin, Portmarnock and Malahide, about 5 km south-east of Swords in a straight line: our sum from the coordinates Wikipedia gives (Wikipedia: Kinsealy).
- On 13 January 2026 Uisce Éireann listed Kinsealy among the areas that could lose water overnight while crews repaired a burst on a major trunk main near the M1, the third repair on that main since the weekend (Uisce Éireann, 13–14 Jan 2026).
- It was also on the outage list on 26 February 2023, when Uisce Éireann connected a new pipeline between Ballycoolin Reservoir and Swords alongside the 1960s concrete main (Fingal County Council, 14 Feb 2023).
- Uisce Éireann replaced over 2.1 km of old water mains on Kinsealy Lane and Connolly Avenue, Malahide, with plastic pipe between June and July 2019, and laid new service connections up to each property's boundary (Uisce Éireann: Kinsealy Lane water main).
- 20 of its 293 households have their own septic tank, and 90% are on the public sewer (CSO Census 2022).
Most Kinsealy homes are new and on the public sewer. If yours is one of the 20 with a septic tank, say so when you send a drain job, so the plumber knows what's at the end of the pipe. A gas boiler is RGI-only work.

FAQ
Kinsealy questions
How much does a plumber cost in Kinsealy?
No plumber based in Kinsealy publishes a rate card that we found, so we use Dublin plumbers' own. A weekday hour costs €95–€148 with VAT across four rate cards, median €117. Two of the five rate cards we found charge no call-out fee, and the other three charge €95–€159 with VAT. All 137 prices, with sources.
How soon can a plumber come to Kinsealy?
We don't promise a time. Your request goes to one local plumber who covers Kinsealy, and the plumber rings you to talk through the job and say when they can come. If it can't wait, pick Today in the form, and if water is leaking, turn it off at the stopcock while you wait.
Are these figures for Kinsealy or Kinsealy-Drinan?
For the village. The CSO's built-up area of Kinsaley had 906 people and 293 households in 2022 (CSO). Kinsealy-Drinan is a separate CSO area outside Swords, which Fingal's development plan treats as part of Swords (Wikipedia). You can send a job from either: put your road or Eircode in the form. Next door, see Malahide and Portmarnock.
The water went off on our road. Is it our pipes?
Not if the neighbours lost it too. Kinsealy is on the same north County Dublin network as Swords, and Uisce Éireann listed it among the areas hit by the trunk main repairs in January 2026 (Uisce Éireann). When the water comes back, run the cold kitchen tap first. If a hot tap still won't run, check for an airlock: Uisce Éireann says to call a registered plumber if three goes at its airlock steps don't clear it (Uisce Éireann).
Is Kinsealy water hard?
Moderately. Uisce Éireann's zone map puts Kinsealy in Fingal Zone 1, the same supply zone as Swords and Malahide, where the 2022 to 2025 results have a median of 198 mg/l of calcium carbonate. Shower heads, taps and immersion elements scale up over time.
